Practical Training Seminars

This series of seminars are designed to be practice training programs designed to assist the Nevada Real Estate licensee with a further understanding of the real estate practice and the protocol within traditional real estate related activity. These seminars are specifically designed for a novice who has facilitated less than 10 real estate transactions in Nevada.

Course Policies: Classes noted as “PUBLIC” are free and available to any Key Realty School student

Classes noted as “BROKER SPECIFIC” may only be attended by Key Realty licensees (Persons working for Key Realty LLC)

Listing Contracts

  • Day 1 – PUBLIC
    • The listing presentation, how to discuss your potential listing with a customer.
    • Use a sample residential home in the Las Vegas valley to complete a general listing contract on the local association listing form.
      • Use a sample CMA to equate a potential suggested list price
      • Discuss selling points as to why the seller should list with you the licensee
  • Day 2 BROKER SPECIFIC
    • Use a sample residential home in the Las Vegas valley to complete a Key Realty listing contract on the brokerage listing form.
      • Use a sample CMA to equate a potential suggested list price
      • Discuss potential proceeds to the seller and equity sheets based on potential offers
  • Day 3 BROKER SPECIFIC
    • Discuss a sample purchase agreement as it pertains to the listing taken in Day 2
      • Discuss counter offers / use a sample counter offer
      • Discuss the next steps after offer acceptance
      • Review waiver forms as they pertain to listings and practical advantages / disadvantages thereof

Purchase Contracts

  • Day 1 – PUBLIC
    • The buyer meeting and assessing the buyers needs / ability to purchase
      • Financing and preparing the buyer to purchase
      • Locating the property and narrowing search fields
    • Using a CMA and market data to provide information to the buyer as to purchase price
    • Discuss writing an offer. Use a sample local association purchase contract to write a purchase contract on a sample property. (Introduction ONLY to the offer as Day 2 is writing the offer)
  • Day 2 BROKER SPECIFIC
    • Complete a sample purchase contract with the local association residential purchase contract using a sample property address.
      • Discuss the disclosures that should accompany the purchase contract
      • Discuss the steps of providing the offer to purchase to the seller / sellers agent.
  • Day 3 BROKER SPECIFIC
    • Complete a sample purchase contract with the local association residential purchase contract using a sample property address.
      • Discuss the disclosures that should accompany the purchase contract
      • Opening escrow and the considerations during the escrow process.
      • Organizing inspections, financing and other required items in preparation for a successful closing.

General Real Estate

  • Day 1 – PUBLIC
    • Introduction to commercial real estate
      • What systems are available to locate commercial properties
      • Sample LOI to lease – use a generic LOI to complete a LOI to lease for a specific sample property.
        • Formalities of Tenant improvements and eventual occupation of the property.
  • Day 2 BROKER SPECIFIC
    • Sample LOI to purchase – use a generic LOI to complete a LOI to purchase for a specific sample property.
          • Formalities of inspections and financing as it pertain to commercial property up to close of escrow.
  • Day 3 BROKER SPECIFIC
    • Marketing and generating more business
      • Working with title companies to farm
      • Using other licensees open houses
      • Direct mailings
      • Business cards and networking at social gatherings
      • Leaving your business card anywhere and everywhere
      • Using the internet to brand
      • Lead generation systems
